I'm David Wright, founder of Fellpath Planning and a Chartered Town Planner with more than 17 years’ experience across local government, housebuilding and planning consultancy.

I know that most homeowners are not looking for a lesson in planning policy. They want to understand whether their idea is worth exploring and where to start.

This free check is designed to help with that first decision. If your proposal needs closer investigation, I will say so. If a different approach looks more sensible, I will explain why.

Is it genuinely free?

Yes. There is no charge for the initial check and no obligation to purchase a report or instruct Fellpath afterwards.

We offer it so you can get an initial view and decide whether further advice would be worthwhile. If paid work could help, we will explain the scope and cost before you decide.

What does the free check not include?

It is a brief initial view, not a full feasibility assessment. It does not include detailed planning-history research, alternative design options, local policy analysis, build-cost or added-value estimates, drawings, a site visit or a planning application.

It is not planning permission, formal confirmation that work is lawful or authorisation to start building.
