Personalised Home Extension Planning Report
Find out what could work for your home—before paying for drawings
A bigger kitchen. An extra bedroom. Somewhere quiet to work.
You know what you would like your home to do better. The harder part is knowing whether your idea is realistic, what permission you might need and where to start.
Your Home Improvement Plan — £59.99
A personalised written report for your property and ideas, prepared by David Wright MRTPI, Chartered Town Planner.
Understand your options, the main planning risks and your recommended next step before committing to design or building work.
Advice tailored to your home—not just general planning rules.
Your written report by email within two working days of receiving the information needed.
One follow-up question by email included.
One-off payment. No obligation to use Fellpath for further work. For homes in England only.
What will the report help me decide?
Could my idea work at this property?
We assess your proposal and consider suitable alternatives where relevant. That could mean comparing extension options or identifying an issue worth resolving before you commission drawings.
What is the likely planning route?
We explain whether your idea may fall within permitted development rights, need a planning application or require further checks. You will understand what that means for your next step—not just be given a list of rules.
What could make the project difficult?
Your report identifies relevant planning policies and the main constraints apparent from the information available. It includes a planning risk rating and explains what needs closer investigation.
What should I consider about cost and value?
You receive indicative build-cost and potential added-value guidance to help you weigh up your options. These are early pointers, not a builder's quotation or a formal property valuation.
What should I do next?
You receive a clear recommendation: what to pursue, what to check and what to hold back on. If the sensible advice is to rethink the idea, we will explain why.
Advice from someone who understands planning—and development
I'm David Wright, founder of Fellpath Planning and a Chartered Town Planner with more than 17 years' experience across local government, housebuilding and planning consultancy.
I understand how councils assess proposals and why a project also needs to make practical sense for the person paying for it.
This report brings that perspective to your home. My role is to help you choose a sensible next step, whether that means developing your idea, changing it or avoiding expenditure that is difficult to justify.
How it works
1. Tell us about your home and your idea
Order your report and provide the property address, what you would like to achieve and any relevant information you already have. You do not need a finished design to get started.
2. We assess the planning position
David prepares your report using the information you provide and available planning information. Where something needs checking, the report will say so.
3. Receive your report and recommended next step
Your report is emailed within two working days of receiving the information needed to complete the review. You can also ask one follow-up question by email.
Is this the right starting point for me?
This service is designed for homeowners in England exploring an extension, conversion or other home improvement and wanting an early view before committing to the next stage.
It is particularly useful if you have an idea but no drawings, are comparing possibilities or are unsure whether planning permission is likely to be needed.
A few questions you may have
How is this different from the free planning check?
The free check gives a brief initial view of the likely planning route, one or two issues and a suggested next step.
The £59.99 report goes further: it considers your options, relevant constraints and policies, indicative costs and value, a planning risk rating and recommendations in a written report. One follow-up question by email is included.
Does the report include drawings or a planning application?
No. It is an early-stage desktop assessment, not a design package. Drawings, site visits, measured surveys, structural advice, applications and council fees are not included. If further work would help, we will explain the next step.
Does it guarantee that I can build?
No. The report provides professional advice based on the information available; it is not planning permission or formal confirmation that a proposal is lawful. It does not authorise building work. Further evidence or approvals may be needed, and building regulations are a separate consideration.
Do I have to use Fellpath afterwards?
No. You can use the report to help brief your own architect, designer or builder. Any further work with Fellpath would be agreed and charged separately.
Our clear-next-step promise
If your report does not provide a clear recommended next step, contact us within seven days of receiving it and we will refund the report fee.
The recommendation may be to proceed, investigate an issue or change your plans. The promise is a clear next step—not a guaranteed planning approval.
Take the next step towards a home that works better for you
For £59.99, understand the main planning considerations before committing to the next stage of your project.
Still at the idea stage? Start with our free planning check for a brief initial view.
